NOTICE OF SALE UNDER POWER, BUTTS COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Willie L. Ringer to HomeSouth Mortgage Corporation dated 1/26/1999 and recorded in Deed Book 255 Page 418 Butts County, Georgia records; as last transferred to or acquired by U.S. Bank National Association, as Trustee for Structured Asset Securities Corporation Mortgage Loan Trust 2005-RF1, conveying the after-described property to secure a Note in the original principal amount of $90,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Butts County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on August 6, 2019 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that tract or parcel of land lying and being in Land Lot 255 of the 1st District, Butts County, Georgia, being 2.254 acres more or less, as more particularly described in deed recorded in Deed Book, 197, Page 526, Butts County Records, and described as follows: To locate the point of beginning, start at the intersection of the Eastern Right of Way of State Route 36 with the Northern Right of Way of Barnetts Bridge Road; thence in a Southeasterly direction along the northern right of way of Barnetts Bridge Road 885.90 feet to an iron pin, which is the point of beginning. From said point of beginning; thence North 27 degrees 21 minutes 28 seconds East a distance of 606.35 feet to an iron pin on the Southern right of way of Haley Road; thence South 86 degrees 23 minutes 35 seconds East a distance of 68.87 feet along the Southern right of way of Haley Road to an iron pin; thence South 11 degrees 28 minutes 05 seconds West a distance of 682.71 feet to an iron pin on the Northern right of way of Barnetts Bridge Road; thence North 56 degrees 36 minutes 08 seconds West following the curvature of the Northern right of way of Barnetts Bridge Road an arc distance of 200.07 feet to an iron pin; thence North 60 degrees 58 minutes 00 seconds West a distance of 51.21 feet along the Northern right of way of Barnetts Bridge Road to an iron pin and the point of beginning. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
