NOTICE OF SALE UNDER POWER STATE OF GEORGIA, COUNTY OF BUTTS By virtue of a Power of Sale contained in that certain Security Deed from Greg Heard to Mortgage Electronic Registrations Systems, Inc. as nominee for McIntosh State Bank, dated May 31, 2001 and recorded on June 05, 2001 in DEED Book 313, Page 349, in the Office of the Clerk of Superior Court of Butts County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of Seventy-Seven Thousand Four Hundred and 00/100 dollars ($77,400.00) with interest thereon as provided therein, as last transferred to Newrez LLC f/k/a New Penn Financial, LLC d/b/a Shellpoint Mortgage Servicing, recorded in Deed Book 857, Page 180, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Butts County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in August, 2019, all property described in said Security Deed including but not limited to the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING, SITUATE AND BEING IN LAND LOT 255 OF THE 8TH LAND DISTRICT, BUTTS COUNTY, GEORGIA, IDENTIFIED AS LOT NO. 21, CONTAINING 1.056 ACRES AND BEING MORE PARTICULARLY DESCRIBED IN ACCORDANCE WITH THAT CERTAIN PLAT OF SURVEY PREPARED FOR LEWIS WASHINGTON AND BRENDA BUTLER BY KENNETH E. PRESLEY ASSOCIATES, DATED OCTOBER 3, 1985, RECORDED IN PLAT BOOK 12, PAGE 679, OFFICE OF CLERK, BUTTS SUPERIOR COURT. SAID PLAT AN ALL OF ITS DESCRIPTIVE DATA ARE INCORPORATED HEREIN BY REFERENCE TO SAME. Said property may more commonly be known as 144 Dukes Road, Jackson, GA 30233. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan.
