Planned development up for rezoning

An 80-acre tract of land at Interstate 75 and Ga. Highway 16, that developers want to turn into a mix of shops and residences, will be up for a rezoning recommendation on Thursday.

The Butts County Planning and Zoning Commission is expected to hear a petition from Exit 205 Properties LLC, which is asking for rezoning from C-2, highway commercial, to Planned Development - Mixed Use.

Butts County Zoning Administrator Christy Lawson said that under the property's existing C-2 zoning, developers would not be allowed to construct the residences planned as part of the project, which they are calling Fieldstone Development.

The planning commission will hear the request Thursday, Aug. 11 at 6 p.m., at the Butts County Administration Building, 625 West Third St., Jackson.

Developers plan a mixture of retail and residential uses on the property, which would be accessed by a road adjacent to the Great American Travel Center. The travel center is under construction on Ga. 16, east of I-75.

According to the Fieldstone Development web site, the project would include more than 980,000 square feet of commercial space. A review by the Three Rivers Regional Commission said the project proposes 456 residences.

The Butts County Planning and Zoning Commission is expected to make a recommendation on the rezoning request to the Butts County Board of Commissioners, which is expected to take up the matter during a meeting Aug. 22, at 6 p.m.
